I would never in a million years look at my best tenant as family nor would I seek to love them or be loved by them.What I find hypocritical and unprofessional is that under the surface of all of this benevolence is some sort of a cockamamie business model.

Actually MIRR allows you to input your reinvest rate right into the formula and you can use Goal Seek or Solver to set what value you wish.
