They are extremely investor friendly, the property tax is favorable, the economy is robust and diverse, the population is growing, and the entry price is wonderful.Cannot go wrong inside the 465 beltway but I would stay away from the war zones such as Brightwood (above 70), Northwest of the 65/70 junction, far east of downtown, and other smaller pockets scattered around.Attached is my "red zone" map for my wholesalers and partners to avoid.

@Dana Whicker Yes, I suppose investing *is* gambling, but it's educated gambling and, I suppose, for a veteran poker player, the same holds true.

What I would require: This is just in regard to the eviction, they would still have to qualify for the property as anyone else after 1-5 was good:1) Explanation of the eviction that is verifiable & myself being satisfied with the explanation and the verification2) Verifiable clean rental record since the eviction3) 3 times the monthly rental rate as security deposit4) 12 month lease with no grace period5) No red flags personality wise, high maintenance, story tellers, shady in any way...BS detector starts sniffing anything even close to a red flag and no goThey balk or can't pass any of the above, pass on them, there are plenty of other good tenants available without an eviction

The out of whack price/rent ratios are sending me red flags that most Canadian property markets are overvalued and in the short-term anyway, it might be better just to buy a REIT and buy when there's more pain.

If the rent I charge on the condo covers PITI, then my CAPEX, maintenance, etc puts me in the red for at least a couple years.Account Closed The figure I gave is estimated equity after seller's fees/costs, the same units with similar upgrades are currently selling for $10k-20k more than we paid.

One said the seller could provide a deed of Sellers choosing including a quit claim deed. that is a major red flag.
