I did buy a supplemental study book from Barrons- Real Estate Licensing exam for sales person, broker, and appraiser- cost 10 bucks and helped tremendously!

I asked the customer rep what protects me if a tenant calls and says they moved but actually are on my dime; and they said oh there is no protection. 

If this is a short sale, I would recommend working with a broker who is experienced with short sales to handle this.
