Comon David, do you really expect the buyer to say "hey I know I'm offering X, but I think market value is Y"??

I will make some edits and try no to sound too "buzzword-y", I think your con list all makes sense.

Now, if you say it is worth X and I will list it for X, or buy it FAST for cash and pay Y, that means the seller is fully informed.

<y numbers are a little better than what Michael said but, that is probably because I have called a LOT less people than he has and he has a larger pool of data to look over.

@Kevin Si I don't have much to add but managing a "rental with about 7% cash flow ($45,000/yr)" may not be appealing at 65 y/o.
