I went ahead and added the pending house for $145/sqft into the equation which ends up making the 7 sold properties $111/sq ft.If you click the pictures in the CMA of the SOLD houses you can see the images of the interiors.

Our two thoughts are to convert the space to either loft apartments or a wedding/event venue with a roof top deck. 

This house would be a nice one to have, though we know alot can happen where we don't get it - but we're still going to try as much as possible.In my original post I made a mistake, the debt left is actually 121k, not 175k - and to answer your question, we have been pre-approved for a 400k loan - my credit isn't the greatest, but I've been improving it quite a bit in the last year (due to our wedding we had to take out a 5k loan the week before the wedding, then immediatly paid it off the week after the wedding - the interest was minimal and now everyone is seeing it as having paid off a second mortgage, which I've been told will lower my first time home-buying risk, and other things - it also increased my credit significantly - now I am taking care of two debts that are on my report that I was unaware of.

The focus on working with defaulting borrowers stems from financial goals (i.e. loss mitigation) and public image.

That image could be shifted compared to where it's supposed to be.

I can't image there is much more to this set of books than the PM fee.The taxes pieces isn't too big a deal.  

The text will show up highlighted as a quote.Similar for bold.For image, click image, type or paste in a link to a picture, then click it again.These just insert the word "quote", the letter "b", or the text "img" in square brackets the first time, and then with a leading slash the second time.
