I think the color leads me to be more accepting of the tattoos I see.BUT, I figure the Tattoo is no worse a statement than a pretty little jewel in the ear or the style of your hair and clothing.I am a very visual person.

I am kinda tired with all these investors with a coaching/mentor platform that sugarcoat investing, for the sole purpose of growing their own pipeline.Investing is a tedious a long-game process... and I feel like not a lot of people truly understand the dynamics of a deal.

Like @Matt Ward mentioned, there are many ways to skin this cat and it depends on personal preferences, family dynamics, funds available, time and experience available to invest, manage, rehab in REI, etc.For me, I drank the Grant Cardone/Kiyosaki cool aid a few years ago and followed their model and thinking.

If the furnace and AC are working we dont need to test run those systems, just do a visual check that they are clean and see if there are signs of potential future failure.

Well let's see ... buying a property when you don't yet understand the dynamics of real estate investing, in a market you are not familiar with, paying retail price, with no value add, and then turning it over to a complete stranger giving them complete control and trust to make or break your investment for you and keep your financial interests at heart above theirs, in a market where you'd need to hop on a plane to visit if heaven forbid anything went wrong that your PM couldn't handle and in all likelyhood caused (but never mind, that could never happen) ... yep, sounds like a solid plan to me.That's not even to get into the economic fundamentals of supply and demand and risk adjusted returns.
