Honestly I do have problems with my data, I am pulling directly from zillow, and this is stuff that is still available for rent (not currently rented) way past the traditional 'rental season'.

Jerel, If the end buyer is paying all cash this shouldn't be a problem, however if they are applying for traditional loan to obtain this property 9/10 the lender will not pay for the "assignment fee" portion of the overall price.
