When i purchased i thought this home was expensive, but watching the area blow up around me was absolutely worth the wait.

I thought they were one of the largest umbrella companies but you’ll certainly find them with any Google search. 

I had been so focused on developing my career and renovating my house I never really had much thought to learn about on real estate investing, up until the last year or two.

I've thought mostly about getting a place with multiple beds or multiple units and doing rent by the room.

Hey - I thought I was in the clear - but perhaps not (was about to file my taxes . .  ). 

Just last night I was flipping through my business journal (my personal journal but I keep only business thoughts in it).

However, like @Ellis San Jose mentioned above, you will command more $$$ for your property if it is delivered vacant (unless you are getting top market rent for that unit).If you do sell with tenants, be prepared when the prospective buyer requests rent rolls, estoppel certificates, rent history, existing leases, rent due dates, security deposits, and any other written or verbal agreements.

To your question Why in the area, with no experience in it I thought starting local would make sense.
