Once you find your monthly payment sweet spot you know two things loan amount for down payment and interest rate needed. 

Essentially by lumping in all the bad locations with the entire area...you (and many others) miss the sweet spot.This is how so many people "see" Detroit.

I figured I'd share my success story hopefully it can inspire others...I'll keep it short and sweet...in December 2016 I heard of wholesaling for the first time ...I researched it for about 2 weeks and then jumped right in...since then I've done over 10 flips and one of them was a home run made around 300k flipping some apartments...I also managed to steal a rental property in the process and now I'm flipping and looking for more rentals...to this day I feel like I still don't know jack Sh** about real estate lol.

Was able to get a 70K unsecured personal line of credit at 4.5% for two years, pretty sweet deal if you ask me.

Our sweet spot is C+ to B- properties in B neighborhoods that need just a little bit of love to get them back on track.I am reaching out to BP to find reliable "boots on the ground". 

If I find another deal that was as sweet as this one, I can move into that unit and start the process over again.
