I have a few properties in lower income neighborhoods in Kansas City (wouldn't call them war zone, but you can see it from their backyards).I think there is a sweet spot between the war zone and a middle class neighborhood that makes more sense, especially for your first investment property.

So in my opening post I left out the details to keep short and sweet and to the point.

I was buying these things a few years a ago and it was pretty sweet back then but now margin are so thin.

Now it is a very sweet little cash cow. 

Just had a sweet looking deal come across my desk, the comps are very lucrative but have not done one of these deals yet.

Sometimes people go with the agent that lists their home for the most $$... not the agent that has done the research to get the pulse of what similiar homes will sell for and price it in the sweet spot..Ask how your home is being marketed.
