I've always purchased and I have always been told by family and friends "it's always better to purchase"...buying builds wealth...I just did it without question. 3 homes bought and sold later and I'm scratching my head because I've always sold my homes for way more than I bought but still never seem to come out better.Thank goodness I also put money into investments.

We only wanted to house-hack for a year, but if we do that first, it seems that it will be a good while before we can actually save up again to get into a single-family home. 

It seems like people are having good luck in terms of catching maintenance issues before they get huge if they take the time to do the regular inspections.  

SO far I tried landmodo.com, Land.com, Landcentury.com They all seem not work well to me.

MLS properties don't seem to make any sense from a cashflow or cash-on-cash return standpoint.

It seems that it’s just one of those things I have to take a loss on.

In the list above I mostly entered locations I hear a lot and seem to be more papular for investors but I might be wrong and there might be other locations that I missed. 

Does it still seem like a good deal? 

Seems out of line with the bulleted title "Restricted Investments".....odd.4. 

Mailers, PPC, bandit signs, doorknocking seem to be the go-to tactics.
