People are worried about vacancy, right time for advertising, competition with higher end building developing in the area, not so good reputation of the area…I have not read any problem about students not paying rents. 

I looked on the Web and only found sites to sell me lists. 

If you are ok with living of off rental income, you can buy turn keys from a reputable turnkey companies.

There are plenty of reputable turnkey operators all over the country - I'd say take the time to find a team you trust to be transparent and proactive, even if it means you don't get to pull the trigger on an investment right away.Best of luck!

Applicants can leave reviews on social media and get you a reputation as the 'anti gun landlord' even though that isn't the case.

I am formulating a strategy to acquire a number of properties in the near future using 1 or 2 REPUTABLE turnkey companies(please hold comments on turnkey model, another discussion for another day).

We currently use an older property management software program called Tenant File, Tenant File is not a cloud based service so therefore our PM software is not connected to or integrated with any of the other software or web services we use.  

Getting with reputable wholesellers will help find deals that make sense.
