I receive monthly payments from a personal injury settlement, but because this does not count as income, I don’t believe I can get approved for a regular home loan program even though I have an excellent credit score and some cash for a down payment.

It works like that with most brokerages, they just may want you to get a cert in commercial since most "regular" agents bone it up pretty good.

I would recommend finding some local meetups and also that you listen to the Straight Up Chicago Investor's podcast that @Tom Shallcross and @Mark Ainley host. 

I was thinking about potentially proactively reaching out to the HOA, or reaching out to the host on Airbnb that is already in the neighborhood.

They also hold free webinars regularly that go through the process of analyzing deals.
