Also many title companies TODAY require a KNOWN notary.. so either they do it or they send you a vetted mobile notary that will cost you 150 to 200 for each sig.and yes this is why you dont buy the way the OP bought.. now he has a to chase his tail all to save a few bucks up front on title and escrow fees..

If you are really unhappy about the cash out, you can take less cash out, but I don't think it's a big issue if you are cash flowing $100 - you essentially get a free rental when you get 100% of your cash back (with equity built in)

With a few of our STRs being glamping tents and RV sites, the cost of a policy to cover a the repair/replacement of a tent or picnic table is not worth it in my opinion.
