There is certainly a lot of "unknowns" and the old adage, "You can't go broke taking profit" certainly seems to be playing a factor. 

Especially when they are using a 1031 exchange so that tax benefit is playing into their ROI.

I will continue to invest in SB if possible but it is definitely an appreciation play more than a cash flow.

Unfortunately too they already signed a listing agreement with another Realtor so I can’t play that card.

There might be plays in the commercial space right now with the effects of the pandemic, but I know little to nothing about that world right now.That's why i'm personally investing out of province (despite desperately wishing I could stay local)
