There's like 700 Publix's in Florida yet it's still a fairly high-end grocery chain.

I’ve gone up the food chain a bit and still receiving the same answer.

The discount chains like TJX stores (TJ MAXX, MARSHALL's etc) are growing like gangbusters.

Let's keep it real, I'm certain much of this is backed by businesses like hotel chains that don't want competition and businesses like property management companies that stand to benefit from these laws. 

Someone has a theory, and I wish that I could find the paper, which basically say the market doesn't need affordably housing because any new home built frees up less expensive homes down the chain.

BUT one of the big reasons for inflation is supply chain and I say that in regards to materials but also labor.

Fed says it is " transitory" or temporary due to supply chain constraints.

From the previous owner we obtained a plat that is quite detailed but does not seem to have been recorded as when I went to the county records office there was no plat found recorded for our lot nor for any of the neighbor's lots, although we did find one for the entire neighborhood development that seems to corroborate the accuracy of our plat.Our plat shows the upper corner of our chain link fence, near the house, on the lot line, but shows that the straight fence angles inward such that the back fence post down by the creek (back lot line) is some 19.6' in from the actual property line (a pleasant surprise for us).

I do see huds many times with OREO brokers that have flat fees .. and I see all sorts of wholesaler daisy chains in some markets.. were there might be 4 or 5 wholesalers splitting 10k.. that type of thing.
