Small claims court is easy and inexpensive for any landlord to pursue.We need more stand up landlords like you to help turn our business around and protect the new investors from bankruptcy at the hands of these type of socially irresponsible criminals.Tenants must not be allowed to continue to steal money from us and walk away without consequence.

I worked at a senior center, provide social services, I provide translation, and the center advised people to try rentals that don't charge applications fees first, and there's plenty of those, You might collect $100 or so, but delaying a rental for a month or two to get $100.00 is not worth it, IMHO.

I've been doing his tax returns for 9 years now; the tax elements in his accounts have been:1. medical expenses (especially the $9300/month for assisted living facility)2. rental income for renting out his house3. income from pension, social security4. everything elseIn the past, he had a revocable Living Trust, and all tax issues were handled using 1040 and his SSN.Does *everything* now go on the 1041, or do I have to do two separate tax returns??

One thing to know is students obviously are very savy with social media and they have no trouble posting about management company/landlord interactions.... so you need to be cognizant that they will share the good and the bad to all their friends.
