Who investigates or enforces?

Its not a bad deal as it stands, but its definitely worth investigating and quoting a plumber and electrician to see how much to separate.

I called the county and they told me:A) They will only investigate if a complaint is madeB) The first time is a warning, the second time, you have 30 days to act and respond. 

LLCs are not created for that and will just pass thru the income - If it's to you personally, probably not the best tax treatment.I\d investigate an S-Corp, you have a lot more latitude on benefits and taxable incomes.

I live in Japan and after listening to the Bigger Pockets podcast, I investigated my local market and found the area with the biggest growth in Japan was the popular ski location of Niseko in the Northern Island of Hokkaido.

Anyway, other than the high possibility of asbestos in the insulation, the property seems to be in decent condition - a few cracks in the foundation, a bathroom with a window that needs replacement urgently and the wall to be investigated for possible mold, some outlets not working, and definite cosmetic updates needed.

That way I get a really really clean fresh look. 

Also there were a couple items on the inspection report, such as asbestos in the ductwork, which I wanted to investigate a little further.

A fresh coat of paint and carpet is pretty tried and true, but isn't sufficient at all price points.
