My instructors have been in the retail space for 35 to 40 years as developers and have each developed tens of millions of sq ft in retail space.One has 2 projects going right now one for entry value of 150 million and another for 200 million.These are the people I learn from and listen to that have been in the trenches and been through many complete retail real estate cycles.

Our typical approach is to do nothing (other than communicating new payment instructions and contact info, obviously) immediately after closing, and give it a couple of months for the dust to settle and see if the tenant pays on time and maintains good communication, etc.

I'm not a believer that dual sign in does anything to protect you, they probably can spoof your phone number as well.You text private transactional information.You give your date of birth, social security number freely without caution.You have not checked sites that verify what information about you is online.Your only recourse is to file suit but you cannot blame your bank for following your instructions.
