In order to close on the Florida deals I needed to create a land trust. 1) how do you guys structure your LLC VS. individual trusts for each property? 

Then, nothing else should be filed individually on anyone's return for this property.Is this correct?

In regards to the insurable interest on the transfer to the LLC, as long as the owner of the LLC is the same individual who is on the mortgage, there will not be any issues with the insurance policy providing defense or settling Property claims. 

I would not recommend joint tenancy or any other individual names, stick to the LLC

All the lenders I've spoken to want us to change title to the LLC members individual names.

It's all the same, whether it is individual contractors (HVAC, plumbing, electrical, cleaning, etc.) or a property manager.  

I would weigh in the lost opportunity cost, do you know of any such individual paying $300 a month in rent?

Find a company that identifies the most recently registered number to that individual, along with ranked landline and wireless numbers, and email addresses.
