From what Ii understand brokers pass deals along to past client they know can close a deal and when it hits the market its almost like a graveyard...I think for myself I'd be better off closing a deal with a mom-n-pop type owner and hopefully seller-finance an older property with some value-add to force appreciation.I appreciate your response, do you have any feedback on this?

Agree most Realtors are not real estate investors themselves, number 1.Additionally, your Realtor may have a different property type they like to invest in or prefer to have more paid off properties than leveraged properties.You will know you are working with a true advocate and fiduciary if they negotiate hard for you and advise you not to get into or stay in skinny or low profit deals.To Your Success!

I find my self telling every one I speak to friends, family, strangers, cats, dogs, ground hogs... that I'm very interested in REI and if they know anyone that mite be in a place, that mite not be an ideal dwelling I can help them with an easy way out. so I figure its about time to make it more official by giving them a tangible way to remember me by.
