Hello allI just had someone reach out about renting one of my properties to use as a group home or adult care home housing adult males.Has anyone done this and what has your experience been?  

(I have a general contractors license in CA) I would say about 4 of them have 100k+ of untapped equity since we never did any cashout refi.Question:Our cash savings currently is about 250k free and clear, My question here is should I give up the IT business, focus on buying 1 house cash, spend my time on rehabbing the house, (guessing 2-4 months is what that would take), do the other RRR parts and build more wealth this way.

For example, CAPEX should be budgeted much differently on a new construction vs. a much older, non/renovated property. 

Homes recently renovated and tenants already in place on 2 and 3 year leases. 

So far, i only own single-family houses and a duplex ( on investment loan).  

I’m interested in doing long term rentals using the BRRRR strategy, but curious to learn what others are doing.It’s gonna be hard if not impossible to get the margin to brrrr pretty much anywhere in the region, would recommend more turn key & house hack. 

We have a newly renovated property in Baltimore that has been empty for a few months because we lack a PM. 

We invested $18,000 in renovations to modernize the property and increase its appeal.
