Without a doubt I keep places clean and healthy but not to standards I want my home with finishes and the like.

We are getting in to this property for about $3k out of pocket, which allows us to keep our reserves healthy for any unexpected expenses.

If you can sell it and make a healthy profit, I would go with selling it then rolling that money into another deal in GA.
