For a restaurant the lease should be specific as to drains kept clear, operable toilets, cleaned grease traps, health code issues pertaining to the RE, etc.

Fixing this is going to depend on how bad the affected area is.If there's just some mold spots on a bathroom ceiling, you can kill the mold with some vinegar, or bleach/borax.Bigger mold defects (like deep penetration) might cost you significantly more.If I was in this situation, I'll first get a friend out who knows what he/she is doing for input, then maybe start getting quotes from mold specialists.And you do want to do this as soon as possible - you're right this could affect your health and that of your loved ones

Looking back, it appears that the right strategy was to borrow a million + from the bank, lock it in between 3.5 - 4.0% 30 year conventional and never see these rates again in our life time.

I suggest you ask questions and participate (don't take over the class, LOL) hopefully you'll get an instructor who has financial experience that can relate the materials to real life instances and not just read the book.
