Try to find ways you can be useful to them.

Perhaps they would make more money if STR was an option, however if that's not permitted in their location, no STR demand exists, or no STR PM is willing to take on their property, they may not have that option.

Looking for more information in regard to assuming a VA Loan from someone.

People always go for the cheapest financing, quit claim in to an LLC and go about their lives, when they've essentially done nothing to protect their personal assets. 

I try to not have a lot of "rules", but writing out some expectations can go a long way in resolving conflicts down the road and hopefully not ruining relationships/ friendships.happy to go over more specifics with you if you'd like!

I would keep it as a rental and when you have enough equity to do a HELOC I'd go that route.
