I am favouring DST because their financing model is long term fixed debt with REIT quality operator, however don't expect 10-15% in the future LOLYou would be crazy to re-invest at syndication in 2024 ; but DST is safe enough for me due to the financing aspect.

But, putting the property in a Land Trust, in your brother's name, and then having him tfr the beneficial interest to you at some future date (maybe after letting the lender know of the trust tfr), may help shield the beneficial interest tfr, but technically, may not circumvent the DOS.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
