A 4,000 sq ft house is a HUGE house and the lack of knowledge could cost you a fortune as most of the work will have to be done by contractors.

I am not a cash buyer, nor am I advanced to the point where I can invest in a lot of houses, but I would like to know where to get started, I am already involved with Fortune Builders currently.Just would like to begin building relationships and surrounding myself with those who can encourage and help educate me and guide me the right direction.

However I went to a fortune Builders class last week and I am on fire.

Our first venture into private lending would make many people cringe and we were very fortunate that the individual we were working with didn't just make off with our money.

I have been fortunate that the rental buildings I have purchased so far have been either empty or had great long term tenants.

Fortunately I do enjoy strategizing, researching, and playing with numbers!

It took me 2 months of spending my fortune to get this one.Can you lovely people walk me through this?

I decided that I would try to reach out to the owners...who fortunately live in the home.  

@Sean Ryan, Based on my personal experience:Pros - Access to everything available, their market experience and knowledge, help with negotiating, money and contractor resources, preapproved clients to buy or rentCons - Everything above to your competition, lack of effort until you prove yourself, showing deals you found to their other clients, being lazy on getting an offer together and finding out a lower offer was acceptedI have considered getting licensed myself but I have been fortunate enough to find 2 pretty good agents that I have bought and am about to buy 2 deals with in the last month, that worked hard to make it happen.
