@Sean Ryan, Based on my personal experience:Pros - Access to everything available, their market experience and knowledge, help with negotiating, money and contractor resources, preapproved clients to buy or rentCons - Everything above to your competition, lack of effort until you prove yourself, showing deals you found to their other clients, being lazy on getting an offer together and finding out a lower offer was acceptedI have considered getting licensed myself but I have been fortunate enough to find 2 pretty good agents that I have bought and am about to buy 2 deals with in the last month, that worked hard to make it happen.
