Its important for the audience to know you did not buy turn key... the seller maybe you got with a marketing company .. but true turnkey would have the home completely remodeled then a new VETTED tenant would go in.. there would be no hold over bad tenant like your experiencing.. someone has done you a really bad deed here.

DO Ohio from Ontario secret it boots on the ground and great support teams ...Its a pretty small world and one does not need to be where one is investing one just has to have great people there... if I can be of assistance let me know and I am always open to new locations if I have the proper support teams on the ground ...look me up if interested

In the meantime, I'd suggest teaming up with an experienced investor (for a profit-kicker on your next few deals) to simply leverage their experience as part of your team for that deal and to include them in your underwriting package (your lender pitch).

Call the comps and speak with the property manager or experienced leasing agent and ask a ton of questions, but be respectful of their time as they don't have much for someone not renting a unit.
