Pre-approval will (1) tell you how much you can buy and (2) it will make it more likely a seller will accept your offer and (3) the closing is much quicker.I recommend making any offers contingent on a satisfactory inspection and review of actual profit and loss statements.

When I do the move in, tenants sign a condition statement that includes "smoke detector batteries were replaced on 9/1/12 and all smoke and carbon monoxide detectors were tested and found to be in working order".
