I'm considering a commercial/residential mixed property in Eastern Suffolk with .09 cap rate.

That's unheard of in most of eastern MA.You might find that in Lawrence and Methuen too, but most of Middlesex and Essex counties are not even going to beat 1%.BTW - I also sponsor the Boston South REIA.

I believe there may also be one in Columbus, GA, which may be a bit closer, although they are in the Eastern time zone vs. the Central time zone.I purchased a townhouse last year which I am currently renting out at $950.  

Being an 18 year old freshman at ACC in Austin, I don't have a steady work history and certainly don't have enough cash to buy a multi-family.
