List of rules, list of charges (i.e. calling to plunge a toilet or clear a drain clogged by hair will be a XXX charge).I do have language in rent due/considered late specifically stating: rent must be RECEIVED by the 5th (post marked does not count), since you get people mailing it out on the 5th then being upset you consider it late.The easiest for me was when I started having tenants pay though Venmo.

We know that in most counties/cities you must be licensed to sell the home but in the case of a "home ownership program" we would plan on providing rent credits to the tenants, and at a future date when they've collected enough credits, we would just gift them the home, thereby kind of bypassing where we are selling it to them to avoid having to become licensed to sell.

The thing is, when you are building a pitch for a mentor, it really should be a skill or asset that you have total control of (contracting, calling, driving for dollars, bird dog) because if your gift to the relationships is entirely based on someone else, it's not that much of a win and you won't remain tied to the mentorship in their mind.

If they do not agree to this, do not accept a check, trick to the contract and demand payment for every single late fee that you gifted them.Just another thought: Will they even qualify for a mortgage?
