If you want to buy a place with triple digit heat,  pick a growing city like Vegas,  Phoenix or Dallas.  

The short term rental industry has double digit growth annually, and there are few barriers to entry in the space.

My full time job is in digital marketing so real estate is not my expertise.The CAP rate number was one I received from a wholesaler I contacted here on BP after I shared the property's financial reports with him.  

We have the added challenge in doing this from our current home in Central America, so we're relying heavily on digital information! 

You can see the dials or digital readout2) Inside the house, shutoff the main water shutoff (so no plumbing in the house is getting water) and check the meter. 

However, remember interest rates have recently increased and theoretically, pricing might come down in 2017 if cap rates move up....but I don't have a crystal ball to say for sure.Using very rough rules of thumb, you would be purchasing the property at a double digit cap rate…which is very good.

The reason this is attractive to me is because it is passive and you get double digit returns on your money.

Some investors will happily add a 4-cap property to their portfolio, others won't look at anything that's not in the double digits.
