Hello, everyone I'm from Wilmington, Delaware and I've been listening to most of the podcasts (I'm not going to pretend like I heard all of therm lol.)

I work in syndicated real estate and have placed many clients into Delaware Statutory Trusts in that market in 2015, but I also removed one property from our approved list of DSTs at the time and pulled $2M in equity into other investments after I visited it (which virtually no one in my industry does).

@Anton De Vries this is genius.

Before purchasing the property, my biggest concern was the pool that was de-plastering and chipping away in chunks.

@Ryan ProkopetzI feel I need to qualify @Peter Crisp's portrayal of NB a little, but letting you know he picked one of the most challenging parts of the province (Bathurst, baie de chaleur) in which to invest (Saint John  would be next on that list).  

It lays out the case for value add plays that apply's to all food groups IMHO.Its a Whole New Business by Gene Trowbridge is essential.The Dummies book is actually good with Peter Conti and Peter HarrisCommercial Real Estate Investing with Dolf De Roos was pretty goodWhat Every Real Estate Investor Needs to Know by Frank GallinelliAvoid Lindhal beyond his books which are great i.e. his guru model is full on.Deal Makers Guide by Ray Alcorn is EPIC but pricey.  

In Delaware we have a 90 redemption period.
