Our near-term strategy is probably best described as BRRRR single family residential (detached SFR).

I chose this house because it had a detached 350 sq. ft. office and a 1,000 sq. ft. detached 4 car garage.

I occupied the home as a primary while I built a detached ADU in the lot.

In my research, I found that ADU's will add about 70% of the value that the primary home is worth so my math worked out as follows:Appraised Primary Residence = $588/sqftADU Value Add = $588*70% = $411/sqft1200 sqft (ADU Size) * $411/sq ft = $493,200 Market ValuationThe ADU will be detached, 3 bed 2 bath and utilities metered separately. 

For example an inner city rowhome vs 30 min away a detached small mansion with the same general ARV. 

I've yet to complete my first deal, funding is my biggest  obstacle.

Do you know if had any obstacles selling the LLC..Also can you talk a little more about the acquisition functions..

I am leaning towards converting an existing freestanding accessory dwelling by expanding it into an ADU, it already has electricity, water, sewer (other option is a detached garage).
