In my research, I found that ADU's will add about 70% of the value that the primary home is worth so my math worked out as follows:Appraised Primary Residence = $588/sqftADU Value Add = $588*70% = $411/sqft1200 sqft (ADU Size) * $411/sq ft = $493,200 Market ValuationThe ADU will be detached, 3 bed 2 bath and utilities metered separately.

I am leaning towards converting an existing freestanding accessory dwelling by expanding it into an ADU, it already has electricity, water, sewer (other option is a detached garage).
