In my experience, with the exception of showing the unit, there are not too many reasons that i have to drop what i am doing to go to the property.

This won't always work and the auctioneer always works for the seller to get the best price but that doesn't change the fact that at a lot of auctions when you show up and some of the players know each other there's already an idea about how its going to go.

In my opinion that is the only way to go, VRBO is great but it's pretty hands on and you will get way more seasonal people wanting to stay in Park City than you will in Salt Lake.  

My cousin lives in Talent and I plan to go visit in the next couple months to do some more research.

@Arden Gist Yes, it would be more feasible for me to pay off a single family rental and then use it as collateral for a small commercial property than having to come up with large amount of cash for down payment if I wanted to go at it alone without taking on partners.

His mother passed away so he no longer has a desire to come back to my small town.
