For instance more food that could be lying around if they don't clean up well, doors would be opened and closed more often, dishwasher and laundry machines would be run more....

That said, $28k on $35k is not all that great of a spread by the time you evict and clean up the property you may need a little bigger discount.  

I kept her security deposit but it wasn't enough to cover the vacancy, and clean-up the unit required afterwards. 

Worked at the apartments during the day time then went to the office building to do the clean up duty at night.

Anything I can find with a possible larger spread, I am actually buying myself now, doing a little cleanup (new paint, flooring etc.) and then reselling for minimum a 20-30k profit.

This pooch also dug many holes in my lawns and they had to be patched and re seeded.My floor guy says since the carpet was four years old I should charge her 75 percent of the replacement cost for the carpet and pad plus full price for the clean up and sealing of the floors.

. :-) My issues were all related to them being slobs, so clean up after they left was more than it should have been. 

I don't need an owner looking over my shoulder, second-guessing my decisions, or going around me and negotiating special deals with the tenant that I have to clean up later.

I would like to do this so I don't deplete my seed fund a have stored. 

So, my personal finances are currently a hot mess which will take me about the next three years to clean up.
