I have seen it over and over with our students once they get to around the forth or deeper level that the true reason they want this comes out. 

After all this, if you find you want to dig deeper and get more involved, then you might want to strike out and start buying and managing properties on your own.Investing in other people's deals can provide you with an education with a relatively low level of risk and without a lot of distraction from your real job that would come from those 2:00 am clogged toilet calls.All the best,Jonathan

That would be a much deeper conversation about their present situation, if they want more investment property, etc.

Condo's often look great on paper as the price vs rent can be attractive at first glance but  because of the financing  issue and all the other issues brought up on this thread but you have to look a little deeper.

No matter how bad the damage is now it can get worse as pet urine is allowed to seep deeper into walls and flooring etc. 

You must dive in deeper to evaluate each deal more thoroughly to see if the property does indeed make sense for you to proceed exactly like you have done.

This has the effect (for me anyway) of causing me to have to dig deeper to determine a poster's credibility if I don't recognize their name.

Schumacher's classic book, Buy and Hold, it really opened my eyes to demographics and the correlations with real estate.I think population is a good metric to start with, but also start digging deeper.
