Hi Ting,I've had Pest Control companies that layed down a DMZ of sorts outside the buildings.Fire ants, ants, and a lot of other crawlies seem to stay away from the DMZ area--keeping them out of the house.I've had them do it in the pouring rain and on nice days.Maybe they do something like that in your area.If it's a problem, you can scheduled ongoing service for it--where they will come out and re-apply.Or you could pass the info on to the renter--it's less costly then her hiring an attorney (unless she is govt subsidized and gets free attorneys via legal aid).They also do a building inspection inside and out--looking for entry points that need to be "Repaired", but ants get in through the smallest cracks.If you have a slab foundation, they may be under the slab and coming through a crack in it--exterminators can handle that.One or two phone calls will get you a quick price, and being there when it happens to take notes on where the tech says to repair to prevent other insects coming in might be a smart move.I've seen long lines of ants outdoors coming up a metal handrail to an apartment and going into a tiny space at the corner of a window and into the apartment. 

This issue thought me big two things, one never inherit tenants and two even if you do not have the social security of the tenants you can report delinquent to the credit business bureau, I use Sperlonga Data & Analytics if you are interested.

I would like to understand the market rates before deciding on what to do and have tried to research this online but haven't found any good data. 

You have to issue notice to enter according to your state law and go in...deliver a month worth of notices at the same time, change the locks so you have access, and get done whatever you need to...you can work every day...we install a permanent lockbox with keys at every property after we change the locks...no barriers to entry for contractors...I see this a lot where people work around their tenants....if you lose control things will go downhill rapidly.

Additionally, I'll be debt-free by then.I currently live in a suburb outside of Denver with my parents where real estate is quite expensive for entry-level homes.

What website or data do you use to figure the above out5.

The property info is correct, however the loan data is estimated so if my estimates look off please let me know.

As I explore my core 4 and look into different markets I am contemplating on a couple different places where the entry level is more do able to compound a strategy, and implement the notorious BRRR.

The affordable entry price and steady economy is also attractive.
