Someone (a buyer) may offer something different...or get other finacing, or I may get no offer at all..my insight is that the rate with seller financing may be more a negotiaiton with prevailing rates as a shadow over the transaction (I get too high and they get their own financing, I get too low and leave money on the table.) you could also ask a title firm or maybe even search a database (like mls or recorders) to see where deals are coming in, but I suspect the answer is what willing parties will agree to under current interest rate conditions.

You have to look at also the finish to the unit the tenant is wanting to do themselves how expensive it will be to release if they go dark and what you will have to do to the space as a landlord.

If I were you I'd shadow your girlfriend's dad and see if he will show you how he does things.Memphis is a great market to be in and you can definitely make things happen there if you put in the work.

I settled into the extended-stay motel and the bleak and dark Syracuse winter days and nights.This was not the umbrella-drink vision I was sold for investing in residential real estate.

two things I know you did not ask me but since I am on a roll thought I would chime in.1. think about being a secured lender for a VERY good rehabber.. give them sweet heart terms in exchange to shadow them and or share some subs etc.. create that relationship with someone your know is already successful but bring them some value IE cheap money.2. equity partner same theory you do the money part and show up on the job daily :)  learn as you go.3. one easy way to find out who is a good flipper in your area is to invest with a very established local HML he will have all the best flippers pretty much already vetted.lastly what ever you do.. when you try to hire this GC or who ever is going to be your main point person..
