Is it true that you have to attend the auctions in-person and cannot buy online from another state?

Just found out about the pros and cons of turnkey investing and what it is, would you personally go for a turn key companie to manage your properties or do you have a more efficient way of taking care of your investment while being out of state.

At one point they stopped writing on investment properties (for me at least in the state of VT). 

I'm currently a H1B visa (Temporary Worker) holder working full time in the states, trying to start my real estate investment.

I would disagree I've seen standardized definitions of the types of communities. but I do agree there is a place in the market. it's fast growing and undersupplied but I disagree on how much of a premium people place on it. it's still less efficient and lower rents per square foot from a development perspective I'd never do it myself. it's still a suburban market and we develop urban. here are a few articles I reference with some of our BTR entitlement clients:https://www.urban.org/sites/default/files/2023-06/What%20Is%...https://www.cbre.com/insights/reports/build-to-rent-overviewThe CBRE one does a good analysis of the styles and groupings if you care to read.

I am a 25 year Real Estate agent in SoCal (mostly residential however venturing more into commercial; and getting back into investing in other states as well, which will be my next post) I have tried quite a few lead services and while some may do better in other areas of the country , most seem to a flop in this area, of those tried HouseJet, Reaology, USHud and Realty Bargains( Realty Bargains was the best however they kept sending me mostly investors who's matrix would not pencil in the areas I serve)  I am doing my best to figure out social marketing, my views/impressions are good however that has not turned into transactions as of yet; So I am on the hunt for a 3rd party lead co with quality Seller leads.
