Right now my housekeepers are  on call for guests at arrival and during their stays and I have almost never heard of my guests having a problem with them, in fact they work a lot harder than I imagine and will tell me (normally when I see them in person) all the crazy request and situations they have had with guests that I never hear about.

I think it takes some time before the convenience checks arrive.

Your listing should reflect the place as it CURRENTLY is, in both photos and descriptions, and then update once the changes happen (the only exception would be if you're making a change - like the TV - that will be installed before any guests arrive).  

Just just to play Devil's Advocate, I have been using erentpayment.com for close to three years now and I just double-checked and all of my October transactions arrived in my account on the 5th just as they always do. 

So while they have a profit margin built in, its not as simple as eliminating that profit margin to arrive at a build price because they will get it done substantially cheaper than you will achieve.

I usually ask for materials plus 1/3 of the labor on or before start up day, unless there are special order materials that need to be at the job when it starts then if the materials take three weeks to arrive then that money needs to be paid three weeks before I start the job.
