I pay for my PM to rent the place, oversee repairs and collect the rent.You could reasonably add a small fee for maintenance calls where you have to arrange for the repair person and ensure the repairs were done.

As your PM, If you take an hour to call me back I'm still paying my guy to wait or if he has to come back the PM has to coordinate maintenance guy with the tenant so now I am charging you for another trip charge plus paying for time to arrange another contractor to come back with tenant which could be multiple calls.

@Alan GrobmeierOnly one of the three discusses partnering with your own IRA, the other two show examples of IRA partnering with someone else (non-disqualified person).The author in the first article says: "Although you are technically still considered to be a “disqualified person,” this type of arrangement is possible because you are not buying, selling, lending or borrowing to or from your IRA or using your invested property as a personal resource."

I did discuss with the couple that the deposit needs to remain the same and that I will either return the deposit when they leave or they can make arrangements to pay the share back to the single Mom.
