The circumstances of the seller, their motivation is part of the negotiation process, however when you are buying real estate, playing on the misfortune of others more than aligning your offer to the true value of the property is simply predatory dealing.

Using straight line depreciation over 27.5 years for the whole building (there are ways to get more by breaking down into components), you will have a paper expense for depreciation each year of more than $6,500, substantially reducing the taxable income.If you keep the property long enough to where the interest/principal shifts toward reducing the tax advantage from the interest, consider doing a 1031 exchange into another (larger) property and you can defer any capital gains, start depreciation over again, and increase your cash flow.In general, your assumptions on the RE investment are very conservative - reflecting a fairly inefficient way to buy a property (financially speaking).

I just did one & no matter how hard I pushed the envelop 5" was the tightest I could get.But I have the 4" vent that runs down through the flooring.The gas shutoff for the dryer is offside but you can't crimp the gas line feed & most dryers seem to have a 1-2" gas nipple that forces you to accommodate the line in the 5" mark.Look at this site it has some interesting alignment ideas for your install.http://www.kleinbottle.com/gallery/Laundry_Cubby_2013
