I heard of some people allowing tenants to sublease detached rooms and either increasing their rent to (tenant would keep profit from sublease) or offering a discount if the tenant manages the subleasing through say air bnb (landlord keeps profit from sublease).

One guy tried to tell me that I was stupid for looking to invest in real estate (literally his words) because he had a tenant buy air conditioning units for his rent house, which he gave them a cut on rent for, and then the tenant left with "his" units.

I think if it was done today it would be done differently because if the toilet was being flushed and sinks up stairs were draining at the same time the washing machine emptied, the washing machine drain might back up briefly because it couldn't suck air in from above to allow the water to flow.
