I ended up buying the Landlord's Cash Flow Analyzer from www.rentalsoftware.com  .........BUT............I was not satisfied and had a really hard time getting the 100% money back guarantee they advertise.

Now you might get off easy with the cost of advertising where as in the future you may have to lose a month or more rent repairing then advertising to rent.It's really up to you whether at this point in time your definition of what a "good tenant" is includes the existing scenario.Putting it simply your pet lease language is going to have little to no effect on the outcome.
