Hi Folks,Curious to get some feedback on what others are seeing/feeling in the Madison market with respect to multi family sales.

I always advocate treating tenants with respect.

And, in that respect, I see several possible options:#1 - Deduct what’s owed from the tenant’s security deposit. 

She is heavily involved in AA which I respect greatly. 

It would have to make sense with respect to creating value in the deal. 

I believe any working experience is good experience---doing book keeping for multi family will give you an idea of expenses and maintenance and other issues in order for you to evaluate deals better but it sounds like you are not planning on doing real estate full time so in that respect, I'd spend my time getting to understand numbers by mock evaluating properties, exploring and lining up conventional and creative financing and getting to know local realtors, wholesalers and investors who can not only find you deals when you are ready but teach you just through conversation.

Now that’s pretty incredible.I’ve seen the pandemic bring out the best in many in the real estate community, and my respect for this sector of the business community has grown as a result.

In that respective area all of them seem to charge between $500-600 for lot rent only, and most of them are owned, they do not allow owning one and renting it out. 

With diminished police power and wholesale lack of respect of law and order in some areas who is going to enforce eviction orders, and how?
