To many horror stories in the past will tell you this is a terrible idea.Repairs should be performed by licensed professionals with insurance to cover damages in case of problems.Never hire someone who can't be easily fired and held legally liable for poor work performance.

You won't be able to go with a 30 year until the rehab is done BUT most of the lenders have a rehab program and a 30 year so that you can roll easily once the rehab is complete.
