The new listings I have seen are laughably expensive (mortgage is 2x rents for example). 

Elie, I would recommend telling everyone you interact with that you are looking for properties that the owner may sell that are not listed.

Each unit is rented for $1K (utilities paid by tenant) and property retails at$339K (off market listing).

You all buy lists, get Propstream and other software subscriptions, buy into AI crap, and what ever else the uneducated Gurus tell you to do.In other words, all you are trying to do is figure out who IS and who ISN'T motivated right?

There is a property listed in a great up and coming area for $298,000--3 bed, 1 bath.

Here's my list on top of the obvious request for all current lease agreements.  

Maybe you are able to learn and develop the skills needed to execute effective marketing strategies, find motivated sellers, evaluate properties and what repairs are needed and the costs, structure deals for distressed properties, make effective offers, know how to properly fill out As Is contract, build a buyers list, market property effectively to buyers if wholesaling, negotiate price with buyers, and using the right title company and getting funding to wholesale the property.
