If he's off probation, hasn't done anything in 10+ years, and doesn't have to register, I might consider it.I would, of course, verify what exactly happened.It's very different for some drunk guy at a college party streaking across campus to get an indecent exposure charge than it is for some guy to proposition a young person/minor indecently.

I'm actually not planning to stay in VT after I graduate from college.

College town rooming houses are VERY different from suburban rooming houses and attract very different tenants.Single occupancy is at least somewhat less risky and if a single tenant damages a single family home, you can charge them for damages easier than a rooming house with multiple tenants sharing common areas.I don't think all the risk, effort, turnover, more people/more complaints and damage is really worth an extra even $500 a month.

I know lots of people love college rentals and make good money with them, but for me they are more management intensive (due to turnover)than what fits my business model.

After college I want to get my real estate license and work with a investment team or start my own here in Connecticut and eventually down in the Charlotte Area. 

Niche model would be student housing since we some of the top colleges in RI from Brown University, Rhode Island college and Providence College and many other ones not listed.   

I see mistakes as paying for an education a $1000 paint mistake is like one college class not a big deal in the big picture.
