I think however the time has come to let another party manage the property for the time being.

To start it off, I've known this agent since High School (Mistake on my part, I know).

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

The best part is that everyone here is excited to help you learn and grow into real estate investing.

Only if repairs exceed this pre-agreed upon amount would the partied be in a position to negotiate again.

Whoever a contract is filled out and signed by both parties, does that contract absolutely specify what the terms are, or can the state where the contract applies override the terms in the contract? 

In order for that assignment agreement to be a valid contract, there needs to be consideration (i.e. some sort value or benefit exchanged between the parties).
